Consultation of Single Systems

As a potential or current home owner, you may have questions about certain components and systems in a house. I will arrive at the house and examine individual systems for an hourly rate.  This option allows the client to choose specific systems and can save them money in return.

Pre-Inspection Verbal Consultation 

Often, a potential buyer will order a pre-inspection consultation before bidding on a new property in a competitive multiple-offer market.  This option costs less due to no formal report is included.  A pre-inspection consultation offers:

  • Verbal identification of major defects and overall condition of home.
  • An opportunity to walk through site with inspector and ask questions.
  • All accessible areas including roof, crawl space, and attic will be inspected.
  • Pre-inspection consultation fee will be subtracted from a full inspection fee, if you should choose to upgrade within 30 days of closing.

The client can upgrade the consultation to include an emailed summary checklist that will list major items found during the consultation for $100.  This fee will not be subtracted from the full report upgrade.

Full Inspection

Inspection Reports are digital  with color photos and emailed to clients within approximately 24 hours from the time of inspection.

  • Thorough and detailed inspection of all exterior and interior surfaces and systems included in the ASHI Standards of Practice.  Systems not included in the inspection include irrigation, networking, alarm, and entertainment systems.
  • Walk-through at end, with explanation of marginal and defective issues.
  • All accessible areas including roof, crawl space and attic will be inspected.
  • The written report with photos is sent via email.
  • Requested by both buyers and sellers.

If you choose a full inspection after a pre-inspection, the pre-inspection fee is applied to the full fee.
